Lease management
Owners who live abroad or far from their property, or who do not wish to deal with overseeing the lease and everything it involves (collecting rent, the bills and any technical work required), are served by this service.
The service is provided in a supporting role, since you are informed about everything, you decide on everything and we represent you in all matters of the lease for a small monthly commission on the rent.
What is included
- Rent collection with courtesy and consistency, while you are informed immediately in case of problems.
- Checks and inspection of the property at regular intervals, by arrangement.
- Monthly check of regular bills (electricity, water, building service charges etc.) and electronic notice of their payment, by arrangement with the tenant and the owner respectively.
- Key holding.
- Legal advice through the company’s legal department in case of a problem.
Optional services
- Upgrading the property by carrying out interior architectural and building works aimed at optimising the leases, following our offer to the owner and its acceptance respectively.
- Repair of faults or damage to the leased property by arrangement with the owner.
- Pre-screening of prospective tenants as regards their financial ability to pay the rent.
- Legal handling of overdue debts through our legal department.
- Drafting and processing of the lease agreement.
- Attendance at general meetings through our representative.
- Finding a tenant in case of a vacant property through the market’s digital tools.
The pre-screening file includes: certificate of earnings (employees), residence permit, letter of recommendation from a previous landlord, tax returns for the last two years, insurance and tax clearance certificates (self-employed), details of an agent for service of process, proof of address and a photocopy of an identity card.
